NEWFOUNDLAND AND LABRADOR REGULATION 28/21 Conception Bay South Municipal Planning Area under the Urban and Rural Planning Act, 2000 (Filed June 10, 2021) Under the authority of section 11 of the Urban and Rural Planning Act, 2000 , I define the following area as the Conception Bay South Municipal Planning Area. Then heading in an easterly direction to a point having coordinates east 311,208.694 metres and north 5,268,171.37 metres , more or less; Then heading in a southeasterly direction approximately 206.70 metres from White Cliff Cove to a point having coordinates east 311,361.110 metres and north 5,267,862.805 metres , more or less; Then heading in a southwesterly direction to a point having coordinates east 311,304.938 metres and north 5,267,671.654 metres , more or less; Then heading in a southerly direction to a point on Topsail Bluff Viewpoint having coordinates east 311,301.849 metres and north 5,267,275.454 metres , more or less; Then heading in a southeasterly direction to a point on the centre line of Highway route 60 (Conception Bay Highway) having coordinates east 311,624.772 metres and north 5,265,856.214 metres, more or less; Then in a southeasterly direction along the stream crossing Buckingham Drive to a point 200 metres from the western limits of Round Pond Road, having coordinates east 310,774.467 metres and north 5,264,754.113 metres , more or less; Then running in a southeasterly direction along a line approximately 200 metres parallel from the western limits of Round Pond Road to a point on the centerline of the transmission line having coordinates east 311,034.730 metres and north 5,263,634.180 metres, more or less; Then heading in a westerly direction a distance of 1,290 metres, more or less, to a point on the northern shoreline of White Hill Pond having coordinates east 300,699.435 metres and north 5,256,836.096 metres, more or less; Then running along the northwestern sinuosities of White Hill Pond to the western end of the Seal Cove River dam having coordinates east 300,454.809 metres and north 5,256,571.794 metres, more or less; Then heading in a southwesterly direction to a point of the high water mark on the western bank of Quarry Brook having coordinates east 298,425.770 metres and north 5,254,782.410 metres, more or less; Then running in a northwesterly direction along the sinuosities of Quarry Brook to a point on the southwestern bank of Indian Pond having coordinates east 297,786.555 metres and north 5,256,992.105 metres, more or less; Then running along the sinuosities on the western bank of Indian Pond to a point on the coastline of Myers Point having coordinates east 297,321.110 metres and north 5,257,221.000 metres, more or less; Then following the coastline of Conception Bay, running generally northeastward via the shoreline of Seal Cove, Upper Gullies, Kelligrews and Foxtrap to a point having coordinates east 306,286.389 metres and north 5,264,233.689 metres and described in the document with Registration Number 621493 at the Government of Newfoundland and Labrador Registry of Deeds as witness post 6 and being the north west corner of Parcel 2012-1 within the said document and where that parcel leaves the shoreline of Conception Bay; Then running north 30° 00' west, 132.554 meters to a point at the north western corner of the property described in the document with Registration Number 621493 at the Government of Newfoundland and Labrador Registry of Deeds; Then running north 54° 58' east, 317.000 meters to a point at the north eastern corner of the property described in the document with Registration Number 621493 at the Government of Newfoundland and Labrador Registry of Deeds; Then south 72° 21' 23” east, 138.165 metres to a point having coordinates east 306,611.343 metres and north 5,264,488.582 metres where the property in the document with Registration Number 621493 at the Government of Newfoundland and Labrador Registry of Deeds meets the sinuosities of Conception Bay; Then following the sinuosities of the coastline of Conception Bay, running generally northeastward via the shoreline of Long Pond, Manuel’s, Chamberlains and Topsail back to the point of beginning. All coordinates being scaled from 30cm Orthorectified Imagery and being referenced to the North American Datum 1983 (NAD83) using the Modified Transverse Mercator (MTM) Zone 1 Projection. The Conception Bay South Municipal Planning Area, Consolidated Newfoundland and Labrador Regulation 835/96 is repealed.
